LILIENTHAL Business City at BER, Berlin


Die LILIENTHAL Business Cityin Waltersdorf, directly on the Berlin city border, is one of the successfully established commercial locations in the Berlin-Brandenburg airport region. A lively and well-grown mix of retail, local amenities, light industrial and classic office use characterises the site in the immediate vicinity of the new BER airport.

The lettable area of the existing buildings amounts to 36,700 m². For the undeveloped plots with an area of approximately 61,500 m², there are legally binding development plans with flexible use options that permit development of approximately 132,800 m² of gross floor area.

The InCity Group advised the owner during the acquisition and acts as asset advisor and property manager.

In addition to portfolio management, the mandate includes the strategic further development of the Business City together with the owner.

Completed Asset Management Mandates

Beethovenstrasse, Frankfurt am Main


The InCity Group took over the asset management mandate for the Beethovenstrasse 8/10 property in Frankfurt am Main at the time of acquisition in 2014 and supported the owner from the start of the due diligence through to the completed sale in 2017.

At the time of the owner's acquisition, the vacancy rate in the property was 64%. Together with the owner, various development approaches were pursued. Through a change of use of the building - accompanied by a comprehensive, needs-based refurbishment - it was possible to conclude a long-term lease with a municipal grammar school and thus, once fully let, to successfully sell the property to a group of investors with a long-term investment horizon.
