As a multidisciplinary real estate company, the InCity Group is active in the development and value enhancement of property portfolios, in asset management and in project development.
For our investment portfolio we focus on the real estate markets of the two metropolitan areas of Berlin and Frankfurt am Main and pursue a sustainable investment strategy. The decisive factors are the respective location and property quality as well as long-term value stability.
Accordingly, our portfolio comprises high-quality, value-stable core properties in Berlin as well as properties in sustainably attractive locations in Frankfurt, ranging between EUR 5 million and EUR 50 million.
In addition, we take on comprehensive, individually structured asset management mandates tailored to the respective property or portfolio.
Furthermore, through partnership models with regional project developers, we participate in residential and commercial real estate projects in selected German metropolitan regions, and in July 2021 we significantly strengthened our Project Development division by taking on the contract for a newly builtoffice propertyin the immediate vicinity of Berlin-Brandenburg Airport (BER) as general contractor, complementing it with our own project development activities.

Competencies
Room for sustainable investing, value and opportunity
The InCity Group currently holds seven properties, six in Berlin and one in Frankfurt am Main. As part of our sustainable investment strategy, in Berlin we focus primarily on high-quality, value-stable core properties, whereas in Frankfurt am Main we make exclusively opportunistic investments with attractive value-appreciation potential.
We invest primarily in properties that can be used commercially but also have a residential component. Occasionally we complement our portfolio with apartments in comparable locations and of comparable value stability.
In addition to acquiring completed properties, the realisation of project developments and project participations is one of our core competencies. Our pronounced construction management expertise enables us to centrally manage complex CAPEX measures and tenant fit-outs through to complex refurbishments of existing buildings.
We also take on individual asset management mandates for the central management of the entire value chain on behalf of third parties.
Our focus is on the owner's interests and a high degree of flexibility with regard to the properties. Efficiency and maximum transparency are just as central as an individual structuring of the mandate, in order to jointly create significant added value and achieve optimal results.

It is essential to be able to draw on a network of brokers, private and institutional investors, family offices and project developers. Thanks to our partnerships in our core markets, we can identify new investment opportunities as well as participations in attractive project developments, and thus further expand our presence.
Alongside our existing properties, we continually strive to identify participations in attractive project developments.
For property operations (property and facility management) and leasing coordination, we also work in part with professional, high-quality and reliable external service providers.
