Jägerstraße 54-55, Berlin
The five-storey residential and commercial building is located in the prime location of Berlin's Mitte district. The listed ensemble is just a few metres from Gendarmenmarkt, commonly regarded as “Berlin's most beautiful square”. Potsdamer Platz is also within walking distance. Residential and office properties in this area are among the most sought-after in the entire capital. The Jägerstraße 55 building, constructed in 1914/1915, was originally built as a commercial building with residential use for Bankhaus Ebling, a private bank then established in Berlin. Visually, the five-bay sandstone façade is a nod to neoclassical forms, stylishly decorated with elements of Art Nouveau. On the ground floor, round arches set into a rusticated base were installed, and the second and third upper floors are characterised by a multitude of garlands, keystone heads and balcony grilles. Inside the building, the historic staircase in particular has been preserved.
The neighbouring building at Jägerstraße 54, dating from 1888, was integrated into the complex by the architects, with shared internal access created via a new double-flight main staircase. The courtyard frontages are uniformly designed with white facing bricks. The street façade, which remained unchanged during the conversion, was stripped of its decoration after the Second World War.
The current appearance is the result of the repair, refurbishment and restrained redesign carried out between 1996 and 1997.
The building is currently undergoing comprehensive modernisation. The interior is being completely gutted and fitted with contemporary equipment and building services. In 2019, following completion of the conversion of this prestigious building, a co-working centre under the “Spaces” brand is to move in. The entire ground-floor space, including the area last used by the “VAU” restaurant, will be made available as a flexible co-working area with an integrated café for use by the hour or day. The upper floors will house meeting rooms and client offices of various sizes, which can in turn be rented by the day or month and are offered fully furnished. The property is therefore almost fully let, with only two penthouses on the top floor remaining.
